PROJECT MANAGEMENT

Project management is a professional construction process. Project management is combination of services and procedures that are provided in order to complete the project at target budget and estimated schedule with the desired quality throughout the period starting from the initial idea until project completion and physical handover. POM Hospitality Consultancy and Project Management Services offers project management services during design and construction phases.

DESIGN ORGANIZATION


Under this organization study, all design teams that will be involved in the project (architectural, statics, mechanical, electrical, landscaping, firefighting..etc) are identified and contracts are prepared. It is ensured that established teams work in coordination and harmony in compliance with design criteria.

DESIGN GROUP ORGANIZATION WITH BRAND/OWNER
Within this study, data flow between design groups and selected/to be selected facility brand name and Owner are provided. Project compliance with respect to relevant criteria is controlled. Project approvals are obtained from Owner and Facility brand as per these criteria.

BUDGET ORGANIZATION
These are the studies in which project budget is determined and data monitoring is performed in compliance with design criteria and work schedule.

REPORTING SYSTEMS ORGANIZATION
Throughout the project life, daily-weekly-monthly reports are prepared and reporting system is organized during design and construction periods.

CONSTRUCTION MANAGEMENT

CONSTRUCTION MANAGEMENT
Construction management is the management concept in which contractor/sub-contractors are monitored in accordance with defined construction method throughout entire construction phase, construction and construction site works and workers are controlled and coordinated and reported.

TENDERING AND PURCHASE METHOD
Tendering documentation is prepared for the teams that will work during design and construction phases and materials to be purchased within defined tendering management. Tendering and purchase activities are organized and managed as per work schedule.

BUDGET MANAGEMENT
Budget and cash flow charts are monitored and reported in accordance with cost monitoring methods.

TIME MANAGEMENT
All project processes are monitored and controlled with respect to work schedule; potential delays and failures are identified in advance and investor is notified with a report about them. Necessary updates are done to compensate the delays and failures. It is ensured that manufacturing works are carried out properly and complying with project schedule. Relevant follow-ups are performed in order to complete the projects within predicted budget and desired quality.

CONTRACT MANAGEMENT
All contracts between all companies that will be employed for the project and the Owner and technical specifications are prepared. Contracts are arranged according to special conditions that are negotiated with each company and contracts are tracked throughout the project life.

QUALITY CONTROL MANAGEMENT
Quality control management ensures that manufacturing works that are performed during entire project cycle comply with existing design, technical specifications and defined standards and rules. Quality control systems are established and monitored in this direction.

OCCUPATIONAL HEALTH AND SAFETY MANAGEMENT
Occupational Health and Safety Plans are prepared and monitored. It is ensured that all employees and contractors comply with health and safety standards and rules during entire construction activities.

TEST AND COMMISSIONING

Necessary control and coordination works are carried out at project completion stage in order to hand over all systems operable without having any problems to Facility/Owner.

DUE DILIGENCE

During an ongoing project period or a transition stage of an existing structure; within the periods that are defined by the client, site visits are carried out accompanied with technical personnel (architect, civil, mechanical, electrical engineer..etc.). Due diligence is realized by such visits. Technical evaluations are done. Useful lifetime of the systems is determined and current situation is analyzed. Due diligence report is submitted to the client.

SUSTAINABLE PROJECT MANAGEMENT

There is a deviation between targets and criteria of the projects that are designed based on environmental sensitivity and standard projects with respect to design and construction stages. Sustainable project management enables to define project systems that are satisfying these targets and criteria and to provide sustainable building project management.
